Costa Rica gives foreigners full registered fee-simple title with the same rights as citizens, and no trust structure is needed. The exception is the 200 metre Maritime Zone: the first 50 metres from the high tide line is public and cannot be owned at all, and the next 150 metres is a concession zone with restrictions on foreign holders.

Because only part of the coast is fully titled, the first question on any beach property is whether it is titled or concession land. Confirm that in the National Registry through an independent attorney before you transfer money. Carrying costs are low by regional standards, and a qualifying property investment can support Inversionista residency.
