Croatia adopted the euro and joined the Schengen Area in 2023, which removed currency risk for eurozone buyers and opened the whole Adriatic coast to easier access. EU and EEA citizens buy residential property on the same terms as locals.

Non-EU buyers either purchase as individuals where a reciprocity agreement exists, which requires Ministry of Justice approval, or buy through a Croatian company, which is the more predictable route. You need an OIB tax number before anything can move. The classic local pitfall is a mismatch between the land registry and the cadastre, so use an independent lawyer.
