Foreigners cannot own land in Vietnam. What they can own are apartments and houses inside projects specifically licensed for foreign ownership, held as a 50 year leasehold that is renewable once, and capped at 30 percent of the units in a building.

The Housing Law 2023 was the meaningful change: foreigners may now sell to other foreigners, which lifted the exit liquidity that the old citizen-only resale rule had crushed. Mortgages are largely unavailable to non-residents, so most foreign purchases are cash, and buying property grants no visa. Check the building’s foreign quota and the remaining lease term on any resale.
